Pet policies of the past often restricted pets based on breed, weight, and even age. These policies link such factors to an increase in the chances for damage to occur. While these limitations are not supported by substantial research, they are also very exclusive to many pets. Just because a rottweiler is large does not necessarily mean that the dog will cause more damage to a property than a chihuahua. Damage is situational depending on the specific pet. Rather than restricting based on breed, weight, and age, consider restricting based on individual evaluation. Evaluate Pet Fees and Limits
Many communities allowing pets have an annual or monthly pet fee. Take a look at how much this fee is in your community, and what exactly that fee covers. If the fee is large or per pet, consider using this money to improve the pet amenities in your community. Provide pet waste bags, improve outdoor space for pets, or give out pet treats! If the fee is being put to good use for the pets, residents will be more willing to pay it. Do not overindulge in fees! Consider a flat fee for having pets rather than per pet, and consider raising the pet limit if your property has one. Studies show that the average number of pets in a household of dog owners is 1.6 and even higher for cat owners! Limiting residents to just one pet significantly excludes a large segment of residents.

The perfect pet policy not only accounts for general bases but also caters specifically to your community and what works for you and your residents.
