
When working in property management, there is always something to do. Even during the slow part of the apartment season, there are areas you can focus on to stay competitive.
Improve the Property
Ensure it has curb appeal so potential residents tour the grounds. This includes fresh paint and well-maintained siding, gutters and doors. Make sure your parking lot is safe, well-lit and aesthetically pleasing. Use seal coating to protect the asphalt. Maintain proper drainage. Ensure your parking stalls are clearly marked. Keep the landscaping attractive. Ensure all buildings are well-lit and secure. Make sure signs are easy to read so residents understand where the office and other buildings are located and can navigate the property.
Increase Resident Retention
Some will rent for a limited time because they are buying or building a house. Other residents may move away due to relocation or other reasons. Therefore, you want to focus on keeping long-term residents by providing what they need and treating them well. For example, be responsive to concerns so residents know they are valued. Use a newsletter, text message or other method to keep residents informed about anything being done on or near the property. Ensure the property remains clean, safe and comfortable at all times. Maintain consistent staff as much as possible so residents feel comfortable interacting with the same people each day. Provide opportunities for residents to easily contact the property management company through emails and text messages. Host meet and greets for new residents and holiday parties to increase resident interactions and foster a sense of community.
Reach Out to Previous Leads
You will refill your pipeline and most likely secure new residents. Go through your list of previous leads. Look at the information each provided, such as their occupation, and find a related article or social media post to send them. Follow up on the phone a few days later. Send out a personalized email inviting previous leads to join you on a webinar about a specific industry subject. Track your email open rates, webinar sign-up rates and number of leads who attend the webinar to determine whom you should contact by phone. Provide value to previous leads by asking them to write a guest post for your company blog, serve as a speaker on your company podcast or participate in a survey. When you follow up with a phone call, ask what has changed since you last spoke with the lead. Listen for their overall demeanor, what they are frustrated about and which needs you can fill. Mention what has changed with the property, such as new features, processes, discounts or other items that add value to potential residents. Ask whether the lead is still looking for an apartment. Offer a tour of the property to see whether you can improve their situation.
