You’ll need to prepare for generating telephone and on-site leasing traffic by learning all you can about the property. Study the demographics of the surrounding area and average cost of utilities and amenities for the property. Be aware of specs on available apartments, including square footage, parking and leasing terms.
When you’re on the phone with a prospective resident, smile. Hearing the friendliness in your voice will encourage them to visit the property. Find out what they want and need from an apartment home, then set an appointment to conduct a tour. You’ll know exactly what items of importance to point out when the prospective resident arrives. Be sure you always follow up on inquiries to increase your number of satisfied residents.
Greet Prospective Residents and Conduct Property Tours
When greeting prospective residents, remember that leasing an apartment is typically their biggest monthly expense, and treat it accordingly. If the prospective resident has an appointment and you know their first name, use it when welcoming them to the property. While showing them around the premises, ask how soon they need to move. Typically, the farther in advance the prospective tenant is looking, the longer they’ll end up staying. Answer their questions honestly and completely. If you don’t know something, tell them you’ll find the answer. If you’re open with prospective residents, they’ll trust you and be more likely to secure a lease.
Show Apartments and Close the Lease
While showing an apartment, listen to the prospective resident’s needs and interests, and ask questions so you can show them exactly what they want. For example, give details about the apartment’s floor plan, window locations, closet sizes, number of outlets, cable connections, property and building number and other items of interest. Also, point out property amenities, such as on-site laundry facilities or swimming pools, that may be attractive. In addition, talk about local interests such as retail stores, restaurants, banks and other nearby locations that may bring in prospective residents. Furthermore, discuss specific reasons the prospective resident will feel at home on the property. When they appear satisfied, ask if you should reserve the apartment for them today. Answer any additional questions or concerns before preparing the lease documents.
